We are able to deal with residential and commercial sales. We will provide the purchaser's solicitors with a contract for the sale and answer any queries they may raise. We also liase with your mortgage lender to redeem the mortgage following completion.
Purchases...
We are able to deal with residential and commercial purchases. We will investigate the title to the property following reciept of the contract from the seller's solicitors. We will then carry out the ususal pre-contract searches and deal with any additional enquiries. We also act for the mortgage lender and co-ordinate the purchase with the seller’s solicitor. We will then complete your purchase and register your purchase at the Land Regsitry.
Please note, you may be liable to pay Stamp Duty Land Tax on your purchase. If you are liable we are able to deal with this as part of your purchase.
Transfers...
A transfer of equity is when owners of property or land transfer their interest to another. We will read through the title deeds and then prepare the transfer deed for you to sign . We will notify any third party who has an interest in the property, such as a mortgage lender. We will register the transfer at the Land Registry.
Mortgages...
We are able deal with your mortgage or re-mortgage by liasing with mortgage lender on your behalf. We are also able to prepare your mortgage deed if you are having a private mortgage and register this at the Land Registry.
Leases...
We are able to deal with residential and commercial leases. We prepare the lease and go through the terms of the lease with you. We will liaise with the solicitors acting for the landlord or the tenant on your behalf and we will register the lease at the Land Registry if this is required.
